Program
The site will be developed as Lifestyle retail with a mix of stand-alone pads and multi-tenant centers. Most of the site has high visibility from Memorial Drive and 109th Street. The pads will have a cluster of sit-down restaurants around a public fountain, courtyards and gardens. A multi-tenant center will be mixed in with the pad sites with a larger multi-tenant center towards the back of the site. There is also programmed a limited services hotel. The entire development will be developed with large water features and a garden / park setting. The development will be a lifestyle center and the architectural style will be high end setting it apart from all adjacent and regional retail developments.
